The Esplanade at Hermann Museum Circle is located in the museum district of downtown Houston, Texas. As an urban-infill site, The Esplanade was designed to create an Old World charm through the use of architecture and exterior space, while providing state-of-the-art amenities to the residents. In order to incorporate this project into an established area, the building exterior design takes it’s cue from nearby Rice University. The Esplanade maximizes the 5.8 acre site with 376 luxury apartments, 4 interior themed courtyards, a resort pool, heated lap pools, as well as outdoor gardens that provide an escape to serenity. The final building footprint resulted in a single, stand-alone, 6-story precast parking structure which accommodates 659 spaces.

“Over the course of developing more than 7,000 units, you figure out some architects are great at design. Some are great at creating a functional project. Very few can do both. The Preston Partnership is the best at marrying both form and function. They design beautiful buildings that are affordable and efficient. They are the best.”
